Q. What is included in the rental rate?
A. Your trash collection is included with all apartment homes.
Q. How is rent paid?
A. Rent can either be paid by check or online. If you would like to pay by check, you can hand a check-in at the Clubhouse office, or place it in the rent box, which is located next to the main mailboxes. If you would like to pay online, please ask the Woodlands Management for your Resident ID.
Q: When is my rent due?
A. Rent is due in our office on the first of the month. Any payment received after 5pm on the 5th will incur a late fee.
Payment Options:
- You may pay your rent online through your Tenant Portal via ACH or credit card.
- You may mail your payment to our office. Please make sure to allow extra time for mailed payments to arrive. The office is located on 1500 Amherst St, Charlottesville, VA 22903. The office is open Monday-Friday 8:00am-5:00pm.
- You may place a check in the interior drop slot inside our office located on 1500 Amherst St, Charlottesville, VA 22903. during business hours (no cash or money orders will be accepted in the office)
- You may use the Payslip feature in your tenant portal to make a cash payment at various store locations.
All returned checks will incur a return check fee as well as late fees.
Q. Can you smoke in the units?
A. No, the lease states that smoking is not permitted inside of the units. Residents may smoke outside of their units providing that they dispose of any cigarette butts properly and are not disturbing other residents enjoyment.
Q. Is there assigned parking?
A. There is no assigned parking on the property. Residents are permitted to park anywhere on the property in the allotted parking spaces.
Q. What are the gate hours and how does it work?
A. The gate is open during office hours. You are provided with a gate fob at move-in, which allows you 24-hour access through the gate and into the clubhouse. Guests can call residents via the callbox and speak with the person and residents would then press 9 for the gate to open.
Q. What are the application fees?
A. There is a $55 fee per person to process a lease application.
Q. Are you a pet-friendly property?
A. Pets are welcome with a completed pet addendum and a $300 pet deposit and a monthly pet fee.

Q. I have moved out, but how do I get my security deposit back?
A. Real Property Management Inc has 45 days from the day your lease ends to return your security deposit (if applicable).
The security deposit will be returned to the resident that returned keys and supplied their forwarding address on the key return envelope, regardless of whether or not it was paid by that person. That resident will be responsible for distributing the security deposit to his or her roommates.
